Setting the Listing Price

One of the primary jobs, as a Realtor, is to assess the Market Value of the property for my clients. It takes skill, knowledge of the current market conditions and careful consideration of the property's condition, including location, structure, style, amenities and functionality to arrive at a realistic Resale Value. The value is not based on PpSF (price per sq ft.) the Ppsf is the result of the sold price divided by the square feet of the property, However, it can be used as a comparable to see if the suggested sale price is in the ballpark.

In normal conditions and with nominal variables, a CMA is probably enough to help you set the proper price. In some cases, if you have a unique property, if there hasn't been much activity in your area recently, if co-owners disagree about price and other circumstance that makes it difficult to put an accurate value on your home, I may suggest having a formal written appraisal (these cost a few hundred dollars).


Pricing Too High or Too Low

If your home is priced too high, buyers will pass up your home or tend to give a "low-ball offer". If you're priced too low, you'll cut yourself short of proceeds received.
